Mission Viejo

Much like its neighbor, Irvine, Mission Viejo is recognized as one of the better master-planned communities in America and as former Mayor of Mission Viejo, Robert Breton, put it – “How did it happen? The key: one owner, one builder.”

...a master plan devised by the three owners – Donald Bren (who went on to become a major figure in the development of Irvine and is the sole shareholder of the Irvine Company today), the George A. Fuller Company and the O’Neill family. The General Plan called for 5400 acres for residential uses, 3000 acres for parks, recreation and open space, 700 acres for school and churches, and 900 acres for business properties. The planners aimed to honor the Ranch’s roots by incorporating Early California & Spanish themes throughout the city - Barcelona walls at the special entryways and major intersections, split rail fencing borrowed from the cattle ranch, and the California Mission Bell streetlight fixtures that were patterned after the El Camino Real bell.

Mission Viejo is a place of curvy streets that run over contoured hills; a place where the homes sit on larger lots, built when land wasn’t parceled into the smallest possible configurations possible to maximize profit. Neighborhoods are thoughtfully laid out, ringed with greenbelts & sidewalks, parks at their centers and dug in with mature towering eucalyptus, sycamore, pine and palm trees - all classic hallmarks of the Orange County skyline.

While Mission Viejo was incorporated as a city in 1988, its residential roots started in the late 1960’s, and as it nears that 50-year anniversary, homes have begun to enter a new phase of renovation, taking advantage of larger lots and heading in new architectural directions. The area will undoubtedly be a place to continue to discover older homes that can be renovated and expand upon.

Mission Viejo’s centerpiece is Lake Mission Viejo, where members can put in small craft, fish, canoe around, swim or enjoy the lakeside summer concerts. The Mission Viejo Mall is a long-standing shopping destination, but if food is what you’re looking for, just pull into any of the corner shopping centers and you’ll almost certainly to find a family-owned taqueria, a tasty Vietnamese phở or Thai restaurant – you know – traditional SoCal fare.
