Ladera Ranch is not a city, but rather a “census-designated place”, in some ways similar to the distinct areas of Corona del Mar, Coto de Caza, and the newest development (and neighbor) in town - Rancho Mission Viejo (another Mission Viejo Company development). Ground broke on new homes in 1998 and, while there are a few custom home sites still available in the guard-gated Covenant Hills neighborhood, the community has been largely finished for years.

In addition to the wide range of home styles in Ladera, there are two neighborhoods unique to the area that have mixed-use zoning as live/work spaces – the Bannister Street Business Enclaves (known as Bannister Street to most) and the Front Street Business District. The Front Street neighborhood is comprised of single family homes with offices at the front with separate entrances. Bannister Street is a collection of tri-level townhomes with separate entrances for their work spaces.
