Rural Orange County Canyons

Canyon Areas

The canyon areas - Silverado, Modjeska, Trabuco Canyon and all the rambling spaces in between - are home to the county’s most well-preserved expenses of natural habitat that provide both critical habitat for some of our endangered species and beautiful living spaces for those who truly value nature woven through their daily lives.

It is easy to extol the virtues of the areas – starlight is bright at night; dramatic canyon walls rise from the canyon floors to soaring heights; ancient oak and sycamore follow the canyon streambeds providing shade and natural beauty;

(continued) ...old rustic homes built from local stone hug the hillsides; quiet pervades the area; quaint stores and diners still exist, though they seem to ever be in peril of being forgotten by the outside world.

There are definitely challenges living in the canyon areas, though. Fire insurance is hard to come by. Access to municipal water is spotty. Homes are almost entirely on septic. Gas is only available as propane. And development is hard to do, due to development guidelines (see notes below) and constantly evolving building & fire codes which require greater and greater protection measures.

Most (if not all) of the area is covered by two development plans that govern how homes are built in the canyons. The Silverado and Modjeska areas are covered by the Silverado-Modjeska Specific Plan and the Trabuco Canyon area is covered by the Foothill Trabuco Specific Plan. Both plans are crafted to ensure that building & development is done sensibly (though they do make development exceedingly difficult). Anyone seeking to buy or live in the canyon areas should familiarize themselves with whichever plan they are subject to so they understand the limitations and complexities of building.

Canyon Area Living

  • The canyons are located in the northeastern part of the county and border Orange, Tustin, Irvine, Lake Forest and Rancho Santa Margarita.
  • The canyon areas are home to the majority of the real rural properties in the county and offer owners the ability to keep horses and hit the trail from your backyard.
  • The foothills of Orange County are a special place and need to be experienced to be understood. Sage- and oak-covered valleys and hills climb into the Santa Ana Mountains. Riding trails head off in all directions. Starlight. Quiet days. Quaint stores and kind folk.
