(continued) ...old rustic homes built from local stone hug the hillsides; quiet pervades the area; quaint stores and diners still exist, though they seem to ever be in peril of being forgotten by the outside world.
There are definitely challenges living in the canyon areas, though. Fire insurance is hard to come by. Access to municipal water is spotty. Homes are almost entirely on septic. Gas is only available as propane. And development is hard to do, due to development guidelines (see notes below) and constantly evolving building & fire codes which require greater and greater protection measures.
Most (if not all) of the area is covered by two development plans that govern how homes are built in the canyons. The Silverado and Modjeska areas are covered by the Silverado-Modjeska Specific Plan and the Trabuco Canyon area is covered by the Foothill Trabuco Specific Plan. Both plans are crafted to ensure that building & development is done sensibly (though they do make development exceedingly difficult). Anyone seeking to buy or live in the canyon areas should familiarize themselves with whichever plan they are subject to so they understand the limitations and complexities of building.
